Granite Ridge Roofing System

Granite Ridge is a brand of stone-coated steel roofing shingles manufactured by Gerard Roofing Technologies, a division of Metals USA Inc.

The finished product resembles a traditional asphalt roof, but according to the brochure: “Unlike conventional asphalt roofing, the Granite Ridge stone coated steel roofing system will not break down when exposed to the elements.”

What is the problem?

Willow Greene is a 25 building, 172-unit condominium complex located in Dallas, Texas. In 2004, they contracted with Horn Brothers Roofing to install stone-coated roofing panels made by Gerard.

The homeowners paid $1 million to install Gerard’s Granite Ridge roofing system made by Metals USA, which was advertised as “some of, if not the best, stone coated steel roofing panels/products available anywhere in the USA.”

Gerard provided a lifetime warranty, guaranteeing the product was free from defects in workmanship and materials, and was weatherproof.

Unfortunately, soon after the roof was installed, condo units began experiencing water leaks. Because they had no reason to suspect the roofing itself was defective, Horn Brothers spent years chasing leaks at the chimneys, siding, gutters, and skylights.

Gerard Denies Lifetime Warranty for Leaky Roof

It was not until February 2012 that they found evidence that the roofing material itself was leaking and they began to suspect a much bigger problem.

Willow Greene received no response from Gerard, despite a number of warranty claims, complaints, e-mails, and telephone calls. It took seven months before Geard sent out a representative to inspect the roof. The representative took only a “cursory” look at the roof before denying the warranty claim.

Gerard Roofing Lawsuit Filed in Texas

Willow Green filed the defective roof lawsuit (PDF) in February 2013, according to the Southeast Texas Record. It was transferred to federal court the following month.

According to the complaint:

“Even if installed correctly in accordance with Gerard’s installation manual and procedures, as was done at Willow Greene, the Granite Ridge roofing system leaks. As a result, Willow Greene has useless roofs that are leaking throughout the condominium complex, and has incurred significant damages to both the interiors and exteriors of its condominium units.”
